NOTICE OF BID ON SURPLUS REAL PROPERTY IN THE VILLAGE OF LINDENHURST, ILLINOIS The Village of Lindenhurst, pursuant to 65 ILCS 5/11-76-2, is hereby accepting bids to acquire and develop the real estate commonly known as 0 N US Hwy 45, Lindenhurst, Illinois 60046, P.I.N. No. 06-01-206-004, and legally described as follows: LOT 103 IN HERITAGE PARK SUBDIVISION, BEING A SUBDIVISION OF PART OF THE NORTHEAST ¼ OF SECTION 1, TOWNSHIP 45 NORTH, RANGE 10, EAST OF THE THIRD PRINCIPAL MERIDIAN, ACCORDING TO THE PLAT THEREOF RECORDED OCTOBER 3, 2006 AS DOCUMENT 6066485 AND IN CERTIFICATES OF CORRECTION RECORDED JANUARY 25, 2007 AS DOCUMENT 6126762 AND RECORDED MARCH 16, 2007 AS DOCUMENT 6153773, IN LAKE COUNTY ILLINOIS ("Village Property"). ACCEPTANCE OF BIDS; TIME AND PLACE OF BID OPENING A.All parties interested in making a bid to purchase all or part of the Village Property may do so by submitting bids in accordance with the terms for bids set forth in this Notice. Bids must be submitted in a sealed envelope, addressed to the Village Clerk at the Village Hall address, 2301 East Sand Lake Road, Lindenhurst, IL 60046, no later than noon on November 9, 2017, and the sealed envelopes must be printed with the following: "SEALED BID FOR VILLAGE PROPERTY SALE TO BE OPENED ONNOVEMBER 13, 2017" B.All bids will be considered and opened at the regular meeting of the Village Board on November 13, 2017, at 7:00 PM at Village Hall, 2301 East Sand Lake Road, Lindenhurst, IL 60046. The Village will consider development proposals consistent with the Village's Zoning Ordinance, Comprehensive Plan, and the terms of this Notice. The terms of this Notice shall govern in the event of conflict or inconsistency. C. Site Plan Specifications. Bidders should include a concept plan for the development of the Village Property that is consistent with this Notice, and at a minimum shows: 1.The location of all proposed buildings, structures, parking lots, and lot lines; 2.The location of all proposed access points onto IL Route 45 or any adjacent property; 3.Proposed landscaping and design elements to provide a buffer between the Village Property and neighboring residential uses and to enhance the aesthetics of the IL Route 45 Corridor; and 4.The location and general design of storm water detention for the proposed development. D. Building Specifications. Bidders should include sketch architectural elevation concepts plans and building materials lists that, at a minimum, include: 1.Construction of high quality building materials; and 2.Attractive architectural details, features, and articulation on all sides, promoting an aesthetically-pleasing IL Route 45 corridor. E. Other Information. 1.Bidders should provide enough detail through narrative and concept plans to explain and depict how their bids are responsive to the requirements in this Notice. 2.Bidders should provide a project schedule, including, without limitation, an estimated construction schedule. Preference will be given to proposals for projects that can be completed before the end of 2019. 3.Bidders should identify key team members and their experience undertaking and successfully completing projects of similar scope and size. 4.Bidders should identify the end user or tenant for the project, including written leases, letters of interest, and similar written commitments. Preference will be given to bidders that identify and provide written confirmation from an end user. 5.Bidders should identify all necessary relief, zoning or otherwise, waiver requests, and public financial assistance anticipated to be necessary to accommodate the proposal. 6.The winning bidder will enter into an agreement or agreements with the Village that formalizes the terms of development for the Village Property, in accordance with the winning bidder's plans. The agreements will also, among other things, establish the method of legal title conveyance, specify the terms of the development, including any required subdivision and zoning relief, a timeline for completion of the development, and shall be binding upon the winning bidder and his or her successors and assigns. Prior to closing on any part or parts of the Village Property, the winning bidder may be required to produce a letter of intent and financing commitment for development of each proposed use, and a letter of credit for completion of all required public improvements. The Village of Lindenhurst reserves the right, at its sole discretion, to determine whether the proposal, in its judgment, meets the needs or purposes intended and reject any or all proposals submitted. These decisions will be final and not subject to recourse. This request for proposals does not obligate the Village to pay any costs incurred by any bidder in the submittal of a proposal or in making necessary studies or designs for the preparation of that proposal. Notice of Bid - Sale of Surplus Dundee Township Road District Truck The Dundee Township Road District ("District") is the owner of a 2005 Sterling L8500 single axle dump truck with an approx. 7 cu yard box ("Truck") that the Township Highway Commissioner has determined is no longer useful for the District and is, therefore, deemed surplus property. The Truck has a gross vehicle weight of 39,000 pounds, a vehicle identification number of 2FZAAWDC55AU86425, includes an 11-foot plow, tail gate spreader and strobe lights. The truck has a Cat C7 300 hp diesel motor with an Allison automatic transmission and has accrued 59,000 miles.
